Real estate developer Brigade Group has partnered with Gruhas, the investment venture led by Nikhil Kamath and Abhijeet Pai, to launch The Earth Fund.
This fund is India’s first real estate tech and sustainability-focused investment fund, established under Zoiros Projects Private Limited.
The Rs 200 crore SEBI-registered Category II Alternative Investment Fund (AIF), with an additional Rs 100 crore green-shoe option, aims to support high-growth startups that tackle challenges in real estate through sustainability and innovation.
The Earth Fund is led by experts, including Nirupa Shankar, Joint MD of Brigade Enterprises Limited; Abhijeet Pai and Nikhil Kamath, Co-founders of Gruhas; and Mohan Parvatikar, Independent Director of Zoiros Projects Private Limited.
A team of professionals with experience in real estate, venture capital, and entrepreneurship will also guide the fund.

Future Planning For investment
The Earth Fund will focus on investing in pre-Series A and Series A tech startups in real estate, construction and sustainability.
It plans to invest $1-2 million in startups with a proven product-market fit and a need for capital to scale. The goal is to build a portfolio of 10 to 15 startups, with initial investments and follow-up rounds.
The fund will focus on UrbanTech, including proptech, construction tech, real estate solutions and asset utilization; and Sustainability, such as climate tech, clean tech, smart mobility and energy solutions.
Several startups are already being considered, with investments expected soon.

Reason Behind This Partnership
Through this partnership, Gruhas will leverage its experience of investing in over 50 startups across proptech, climate tech, sustainability and consumer sectors to identify and support impactful ventures.
Brigade REAP, which has invested in over 80 companies in urban tech and sustainability, will provide industry integration, market access, go-to-market acceleration and growth support beyond just funding.
