Mumbai-based fractional ownership platform hBits has raised Rs 40 crore in a Series A funding round from Capricon Realty Private Limited, part of the Thackersey Group. 

The company plans to use the funds to improve its AI-powered technology, expand into new regions, and offer curated, high-value investment opportunities to a broader audience, according to a press release.

In November 2024, hBits has launched a new asset in the Mumbai Metropolitan Region (MMR), with a Grade A investment opportunity worth Rs 54.66 crore.

Earlier, hBits had raised $3.32 million from Shree Naman Group and other investors.

About hBits 

Founded in 2018 by Shiv Parekh and Samir Bhandari, hBits aims to make commercial real estate investment accessible in India. The platform allows investors to invest in high-yield, Grade-A commercial properties starting from just Rs 10 lakhs. 

With average rental yields of up to 10% and an expected IRR of up to 18%, hBits offers a balanced combination of stability and growth for both new and experienced investors. 

The platform uses advanced AI technology to analyze market trends, assess property performance and identify the best investment opportunities, helping to minimize risks and optimize returns.

hBits plans to leverage SEBI’s new Small and Medium Real Estate Investment Trust (SM REIT) regulations to revolutionize access to Grade-A commercial real estate. 

The company aims to triple its Assets Under Management (AUM) from Rs 500 crore to Rs 1,500 crore by the end of the next financial year through its SM REIT offerings, which will provide regulated, diversified, and high-performing investment options across India’s major commercial real estate hubs.
